If you’re thinking about moving to Lantzville, BC, you’ve probably already noticed there are two distinct parts of this charming community — Upper Lantzville and Lower Lantzville. They might share a name, but they each offer a very different lifestyle.

It’s technically part of the Regional District of Nanaimo (RDN), not the City of Nanaimo itself, which means you get that semi-rural charm and often a bit more space — but you’re still just minutes from all the conveniences of the city.

Many people love Lantzville for its tight-knit community feel, beaches, and slower pace of life, all while being a quick drive to shopping, restaurants, and ferry terminals.


Lower Lantzville: Coastal Living and Convenience

Lower Lantzville is the original heart of the community, with quiet oceanfront streets, older established homes, and a strong sense of neighbourhood pride.

What you’ll love about Lower Lantzville:

  • You’re closer to the water, with many homes offering ocean views or direct beach access.

  • There’s a cozy, walkable village vibe — think friendly neighbours, local events, and seaside charm.

  • You’re just minutes from North Nanaimo’s amenities — Costco, Woodgrove Mall, and great restaurants.

  • Services like municipal water, sewer, and road maintenance are generally well established here.

Lower Lantzville is ideal if you want coastal living with easy access to shopping, schools, and community life.

Potential tradeoffs: Lots here are typically smaller, and because it’s closer to the highway and ocean, prices can be higher. But you’re buying lifestyle and location — and for many, that’s worth every penny.


Upper Lantzville: Space, Privacy, and a More Rural Feel

Head up the hill, and you’ll find Upper Lantzville, where the pace slows down even more. Properties here tend to be larger, greener, and more private, often surrounded by forest and nature.

What you’ll love about Upper Lantzville:

  • Larger acreages and more land for the price compared to Lower Lantzville.

  • A rural atmosphere — perfect for those who want room to breathe, garden, or enjoy outdoor space.

  • Peace, quiet, and starry skies — you’ll feel removed from the hustle without being far from town.

Things to keep in mind:

  • Some properties may have septic systems or wells instead of full municipal services.

  • Roads can be more rural, and in winter, the higher elevation might mean more snow or icy conditions.

  • You’ll likely drive a bit farther to reach stores and schools — though you’re still only about 10–15 minutes to most amenities in Nanaimo.

Upper Lantzville is perfect if you crave privacy, nature, and a more rural lifestyle while staying connected to the Island’s urban conveniences.
