Cost of Living in Nanaimo BC in 2026: What It Really Costs to Live Here

If you’ve been thinking about moving to Vancouver Island, you’ve probably heard that Nanaimo is less expensive than places like Vancouver or Victoria. While that is still true, the cost of living in Nanaimo has changed over the last couple of years.

From rent and Nanaimo home prices to property taxes, utilities, transportation and groceries, here’s a closer look at what it actually costs to live in Nanaimo, BC, in 2026.

Renting in Nanaimo in 2026: What You'll Pay

Housing is one of the biggest expenses for anyone considering moving to Nanaimo. If you’re planning to rent, prices vary considerably depending on the size of the property and the neighbourhood.

A one-bedroom apartment in Nanaimo has a median rent of around $1,795 per month, with some of the lowest rents found in Central Nanaimo around the hospital district and higher rents in areas such as Uplands.

A two-bedroom apartment is closer to $2,275 per month, while a three-bedroom apartment is approximately $2,600 or more per month.

If you’re looking for more space and want to rent an entire house, a typical three-bedroom home is around $3,200 per month.

For a four-bedroom house in Nanaimo, you can expect to pay approximately $3,500 or more per month, depending on the neighbourhood, size, condition and location of the property.

Buying in Nanaimo: Condos, Townhomes and Detached Homes

If you’re looking to buy a home in Nanaimo rather than rent, there are significant differences between condos, townhomes and detached properties.

Looking at attached or strata-style homes and median sale prices over the last 90 days in Nanaimo, a typical two-bedroom condo under 1,200 square feet had a median sale price of $475,000.

A three-bedroom, two-bathroom townhome between 1,100 and 2,000 square feet had a median sale price of $486,000.

Keep in mind that these purchase prices do not include monthly strata fees. Strata fees are paid collectively by owners to cover the maintenance and operation of common property and are generally based on unit entitlement. Depending on the development, expect roughly $300 to $500 per month in strata fees.

For buyers looking for a detached home, the median sale price across Nanaimo over the last 90 days was $819,500.

Nanaimo home prices are also incredibly neighbourhood-specific. A four-bedroom home with similar criteria had a median price of approximately $840,000 in North Nanaimo, compared with $725,000 in South Nanaimo.

Note: North Nanaimo median $840,000 vs. South Nanaimo $725,000 — same type of house, different neighbourhood. Choosing the right area can mean the difference between buying a townhouse and getting the big backyard you’ve always wanted.

Nanaimo home prices have also remained relatively stable. Comparing the first six months of 2024 with the first six months of 2026, the median sale price was down by only about 0.5%.

Property Taxes in Nanaimo for 2026

Property taxes are based on your home’s assessed value, which means where and what you buy can have a significant impact on your annual property tax bill.

In 2026, Nanaimo’s residential property tax rate is $7.31181 per $1,000 of assessed value, an increase of almost 6% from the previous year.

The average assessed value for a single-family residence in Nanaimo also increased by 0.87% due to market changes.

As an example, a home in North Nanaimo with an assessed value of $840,000 would have annual property taxes of approximately $6,141.92 North Nanaimo.

A home in South Nanaimo with an assessed value of $725,000 would have annual property taxes of approximately $5,301 South Nanaimo.

Utilities: BC Hydro + City of Nanaimo

BC Hydro provides electricity in Nanaimo, and most homeowners receive a bill every two months.

BC Hydro rates increased slightly in 2026, adding approximately $4 to $8 more per month for the average household. Nanaimo does, however, have a relatively mild climate compared with many other parts of British Columbia, which can help reduce household heating requirements.

Homeowners also pay City of Nanaimo utility fees for water, sewer and garbage collection, which are billed together three times per year.

For 2026, the water user fee increased by 5%, equivalent to $26; the sewer user fee increased by 4%, equivalent to $6; and the solid waste user fee increased by 5%, equivalent to $12.

Combined with taxes and fees, this represents an annual increase of approximately $239, or $19.92 per month, for a typical household.

For most Nanaimo households, City utilities total approximately $1,200 to $1,500 annually, although larger households and higher water consumption can increase that amount.

Transportation: Gas, EV Charging, Insurance and Parking

Transportation costs are another important consideration when calculating the cost of living in Nanaimo.

Gas prices fluctuate throughout the year. On the day prices were compared for this update, Nanaimo was averaging approximately $1.75–$1.80 per litre, compared with $1.90–$1.95 per litre in Vancouver.

For comparison, Calgary was averaging approximately $1.44–$1.49 per litre, while Halifax was averaging approximately $1.65–$1.70 per litre.

Shorter commuting distances in Nanaimo can also mean spending less time driving and consuming less fuel.

For electric vehicle owners, public DC fast charging in Nanaimo typically ranges from approximately $0.35 to $0.39 per kWh, while third-party charging providers can range from approximately $0.35 to $0.50 per kWh.

Vehicle insurance through ICBC varies considerably depending on the driver and vehicle, but many drivers pay approximately $1,300–$1,700 per year. Rates are expected to remain unchanged through spring 2027, marking seven consecutive years without a basic rate increase.

One insurance comparison showed approximately $782 per year in Nanaimo vs. $1,163 in Vancouver’s West End for the same vehicle and driver profile.

Parking can also make a noticeable difference to your annual transportation budget.

Downtown Nanaimo parking can cost around $1.25 per hour, compared with approximately $18 per day in Vancouver. At five days per week, that Vancouver parking expense can add up to more than $4,000 per year.
